Is this only for ghost kitchens?
Not at all! We accept meal prep, bakers, caterers, and any other type of business that requires a production kitchen.
What are the real prices that I'm going to pay in the end?
The prices we charge to our customers are 100% the prices that you see on the website. We use the grid pricing in order to be fair with everyone, and we believe our prices are well aligned on the market. As such, there is no negociation in pricing, and all of our tenants get the same deal. It makes it much easier for everyone!
Is there a deposit?
We ask for one month rent of deposit, to be paid upon signature of the contract. The deposit is returned in full at the end of the contract, as long as there is no damage or early cancellation.
Is there a minimum duration for the contract?
Yes, the contract is for 6 months minimum. If you want a shorter contract, we charge extra depending on the number of hours you take. We need to sign a contract in order to give you a key for the kitchen. You can also rent without contract (see below), but it's more limited and expensive.
What happens if I have to cancel my contract early?
We're in the food business ourselves, and we know how hard it is to get started. If you have to cancel your contract, you will only lose your deposit.
I need less than 10 hours per week. Can I apply?
Yes! We're a little less interested in such small contracts, but we also understand the dynamics of starting businesses. If you need less than 10 hours per week, you can start with a custom contract, and later upgrade it.
I need more than 40 hours per week. Can I apply?
Congratulations! You have a pretty solid business. Yes, you can contact us, and if we can accommodate you we'll do a custom contract in this case.
Can I upgrade / downgrade my contract?
You can upgrade your contract at any time, and downgrade at the end of your contract. If you need to downgrade during your contract, contact us!
Can I rent without contract ?
Our preferred way of working is with a contract and pre-determined working hours.
Renting without contract is possible, but it's more limited and expensive. We charge 40$ per hour and we make sure our chefs are there to supervise you and answer your questions. To rent without a contract, schedule a visit with us, and you'll receive the information to perform your bookings!

How do you calculate the working hours?
Working hours are just that: the hours for which you work in the kitchen! For prepping, cooking, cleaning etc... If you need to receive supplies, or take out boxes on another day than your core hours, those are not charged.
Do you have special discounts with suppliers?
For now, each customer manages their own supplier themselves, and as such there is no group discounts. However, we all know each other here, so once you rent with us you can exchange information with other tenants, and figure out better deals.
How many employees can I have?
There is no hard limits on employees, but here is some info you may need:
- You have two prep tables included in the contract. Usually that means up to 4 people with the default contract.
- You can always get more prep tables if your business is growing!
- You are responsible for all your employees if there is any damage or stolen items.
- You are responsible that all your employees work within the rules of hygiene of MAPAQ.
Is there parking for me or my employees?
There is parking in the back, for temporary load/unload, and for your suppliers.
We have 4 dedicated parking spaces, that we use for our delivery vans and chefs. Depending on the time of the day, you may have access to our parking spaces.
There's also free parking in the neighborhood!

I have special needs in equipment, that you don't currently have. Can this be discussed?
Yes! The company operating the Food-Factory is in the meal prep business, and if you need more equipment and we can use it as well (or our other tenants), we are open to discuss.
I would like to bring some of my own equipment. How does that work?
All contracts include storage, on which you can store your own equipment if you don't want to share it. If you're open in sharing it to other tenants, then we can store it in the main area (we have a lot of space available!).
Also, if you have equipment that could be interesting for us, we can discuss bringing those over and discounting them from your rent.

Do you accept anyone?
We have absolutely no discrimination, and all businesses are welcome. However if we have doubts on your seriousness, your ability to follow the hygiene rules or to pay the rent, or for any other reason, we reserve ourselves the freedom to decline tenants. It is also our responsibility to take care of our tenants, and no new tenant should have negative impacts in our community.
Can I call / email you to get more information?
We've had a lot more demand since COVID and unfortunately most of those requests are not really serious and don't result in rentals. All our conditions and equipment are detailed on this website, and we will update this section if we see more commonly asked questions!
